Emaar and Nshama started it and now almost all the other developers have followed up with special offers for Ramadan making this June an even greater "buyers market" for off-plan property.

Emaar gave us an offer for one day only where they covered the 4% registration fee combined with a payment plan of 40% over two years post handover, they extended for a few more days but now they are back to normal though I suspect another offer day before Eid al-Fitr which is expected on or before the 24th June.

Town Square continues to be my "buy to let" recommendation with the 20/80 payment plan and their two bedroom apartments on the central square ranging from AED 930k to AED 1.24m and the three beds starting at 1.54m are also worth a look

It has been a super busy month so far for both sales and rentals but I am expecting that to change in the next few weeks when the offers are finished and the schools break up for the holidays.

Alandalus in Jumeirah Golf Estates

Alandalus in Jumeirah Golf Estates is running a promotion for June only. Pay 1% to book followed by 25 monthly payments and 74% on completion in 2019 plus a 50% discount on the Land Registration fee.

One beds start at AED 743k and two beds at AED 1.23m

It's a small residential community combined with a mix of retail, hotel, and a sports club and the low prices will appeal to investors and end users

Rawda town square

I know that I keep going on about it but these apartments are definitely worth a look by anyone hoping to find affordable quality within one of the best designed master communities.

Great location and facilities combined with a reputable developer plus the best payment plan

10% now, 10% in December 2017 and then nothing to pay until completion in 2018/19.

NEW LAUNCH

Emaar may have launched their final building in Downtown last month however there is another developer on the scene who has purchased a plot within the flagship community and has already begun construction of an award winning 18 story loft style apartment building. 

The launch is expected to happen next week though I stole a peek at the show apartment a few days ago.

It is rare to see such quality, design and attention to detail and the pricing that I have been given means that the building will sell out extremely fast

Eaton Place

I have spent the last two weekends renting out apartments in Belgravia 1 on behalf of my clients and I have been achieving some of the highest rents in JVC. It's all due to great quality of design and finish combined with value for money. 

The same developer is slowly releasing more apartments from their 3rd project in the area and it is still possible to buy a two bed with pool view at  AED 1.3m within Eaton Place

It is possible to obtain a Mortgage as either a resident or non-resident of the UAE, 

A mortgage of up to 50% LTV is a relatively simple process, similar to self- certification, though it is still possible to borrow as much as 75% on a completed property.
