The previous two launches of Urbana in Emaar South almost sold out on the first day which is not surprising when Emaar are building 2 bedroomed apartments and selling them at under AED 1m. They call them Stacked Townhomes and should not to be confused with townhouses, these looks like townhouses but are actually one apartment on the ground floor and another on the first.  Great marketing and low prices with delivery in 2019 brings success – we have some two beds from AED 950k and  three beds from AED 1.2m.

Emaar are running out of land upon which to build in Downtown as the Master Development is slowly edging towards completion. Next week we will see the launch of the last of the three towers in Downtown Views II, located across Financial Street from the Dubai Mall and within a brief walk of the Mall extension which is currently under construction. Prices have not been released yet but expect similar to the two other towers with one beds starting at circa  AED 1.3m and two beds  at AED 1.8m with delivery set for the end of 2020

VINCITORE BOULEVARD

VINCITORE BOULEVARD

Vincitore Boulevard is the second project from this developer and as they reach the completion of their first project on time and looking exactly how it looked on the plans with some of the best quality available in this area. This will be a sought-after home when it’s completed and they are offering an excellent payment plan of 25% between now and October 2017, 50% on handover in 2019 and then 1% every month for two years so the final 25% will be paid by your tenant. They have some studios starting at AED 543k and one beds at AED 915k.

Definitely worth a look

 

We still have a month to go before the start of Ramadan so expect to see a lot more launches in the next few weeks. These are just a few that I am expecting to happen before the end of May

  • Belgravia III which is rumoured to be called Manor House – Studios, One and Two beds at low prices and of the highest quality
  • DT1 short for Downtown One, they have started construction and this building has already won awards for design so I am expecting great things and some surprising prices
  • Sidra III in Dubai Hills will hopefully be launched very soon, 3, 4 and 5 bedrooms detached Villas by Emaar in what I believe will be the most sought after affordable Villa Community in Dubai by the time it is completed in 2019
